Only Two of 11 Westhampton Deeds Recorded a Sale Price This Month

WESTHAMPTON -- The only two Westhampton property transactions with a disclosed sale price in the past month both listed a bank or mortgage company as the buyer, a pattern consistent with foreclosure deeds. The other nine recorded transactions, including three purchases by named individual buyers, carried no disclosed price.

MARKET OVERVIEW Hampshire County Registry of Deeds recorded 11 Westhampton property-related transactions between June 26 and July 25. Of those, two included a disclosed sale price: $50,500 and $75,000, for a full range of $50,500 to $75,000 and a median of $62,750. The other nine carried no disclosed consideration, a common feature of foreclosure deeds, homestead filings and municipal decisions rather than open-market sales. With only two of 11 recorded transactions showing a price, and both of those involving a lender as buyer, the data provide limited visibility into general home-sale pricing in Westhampton this period.

TOP SALES 113 Kings Highway drew the higher of the two disclosed prices, $75,000, in a deed recorded July 15. Sellers Stacy M. Gillett and Andrew P. Carriveau transferred the property to BankESB. Bed, bath and square-footage figures were not available in the deed record. 253 Northwest Road recorded the second disclosed price, $50,500, on July 7. Sellers Bryan and Lisa Sansouci transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. Bed, bath and square-footage figures were not available. No other transaction in the dataset disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Kings Highway had the most recorded activity of any street, with three deeds: 113 Kings Highway ($75,000); 37 Kings Highway (price not disclosed, involving the Westhampton Town Planning board and Stuart Clark); and 187 Kings Highway (price not disclosed, Florence Bank to Gordon W. and Patricia A. Tibbetts). Northwest Road had two recorded deeds: 253 Northwest Road ($50,500) and 114 Northwest Road (price not disclosed). Pine Island Lake also had two: 29 Pine Island Lake and 28 Pine Island Lake, neither with a disclosed price. By tier, both disclosed sales fell under $100,000; the remaining nine transactions could not be sorted into a price tier.

MARKET NOTES Both of the month's disclosed-price transactions listed a bank or mortgage company as buyer -- BankESB at 113 Kings Highway and Rocket Mortgage LLC/Mortgage Electronic Registration Systems Inc. at 253 Northwest Road -- a pattern consistent with foreclosure deeds rather than open-market purchases. A third apparent foreclosure-related filing, an affidavit concerning foreclosure protections at 7 Lyman Road, carried no disclosed price. Two entries in the dataset were declarations of homestead rather than property transfers: 114 Northwest Road and 29 Pine Island Lake. Two others were municipal land-use decisions rather than sales: a solar array decision from the Westhampton Town Planning board at 37 Kings Highway and a special permit decision from the Zoning Board of Appeals at 28 Pine Island Lake. Three deeds involved buyers who were not banks or mortgage entities: 200 Easthampton Road transferred from Mortgage Electronic Registration Systems Inc. to Robert A. Lindberg and Melissa L. Albert; 187 Kings Highway transferred from Florence Bank to Gordon W. and Patricia A. Tibbetts; and 43 Stage Road transferred from Lisa J. Florek to Timothy K. Florek, a same-surname transfer.
